Indianapolis and Detroit are popular markets for real estate investors due to affordable prices and good cash flow. Both markets offer strong ROI, but with very different risk/reward factors. Investors choosing between the two markets must consider their long term hold plans and risk tolerance.

Investors are drawn to Indianapolis for good, stable cash flow while others are flocking to Detroit betting on future equity appreciation. Detroit home prices dropped 60% from their peak level in 2006 and many investors are banking on values to come back. The law of physics doesn't necessarily work in reverse however, and what goes down doesn't always go back up.

Detroit's housing woes were not caused by overbuilding and appreciation like Phoenix, Las Vegas and Atlanta. Instead, Detroit's housing market collapse was a result of major job losses in the automotive industry. Detroit has lost 323,400 jobs since 2005 and has one of the highest unemployment rates in the country. Although the auto industry has shown signs of recovery and home prices seem to have stabilized, the economic recovery remains fragile and uncertain. Home prices remain 40 percent below peak levels. Vacant properties make up 23 percent of the total housing and the city has about 30,000 vacant homes.

Conclusions

Indianapolis and Detroit both offer attractive return on investment opportunities to investors, however, with very different risk-reward levels. Both markets offer comparable cash on cash returns. The difference is in the future upside equity potential.

Detroit is best suited for the more speculative investor seeking to maximize their ROI through the potential for future equity appreciation and can tolerate a higher risk factor.

Indianapolis is well suited for the more conservative investor that is looking for strong, stable monthly cash flow and preservation of equity. Local Market Monitor, Inc rated Indianapolis as the 3rd safest market for conservative real estate investors.

Last November I attended the Detroit Lions-Green Bay Packers game at Ford Field in Detroit, Michigan and thanks to the fine people at Levy Restaurants and Finn Partners, I was able to meet up with Executive Chef Joe Nader and learn about the wonderful culinary offerings that the stadium has available for its patrons.

Food at sporting events has long been thought of as overpriced and boring, with the basic staples of popcorn, hot dogs, pizza and nachos generally leading the way. However, over the past few years companies like Levy Restaurants, who operate the concessions and restaurants at over 100 venues around the world, have begun to take stadium food to the next level.

Although the staples are still popular on game day (Ford Field sells approximately 10,000 hot dogs a game), Chef Nader strives to deliver restaurant quality food throughout the stadium. To do this on a game day is no easy task. It typically sees the Chef and his team starting at 4AM and working until the stadium is cleared out. This includes preparing all the food for the 132 luxury suites, the Hall of Legends restaurant featuring the famous Chef's Table, all general concessions, a number of concept restaurants inside the stadium and catering for the press, teams and referees.

Dearborn Sausage Company is another local Michigan vendor and this year has become the official hot dog of the Detroit Lions. The quality of the product is so good that I would challenge anyone to find another hot dog as good anywhere.

You cannot talk about the Detroit Lions and Ford Field without bringing up Thanksgiving. The Detroit Lions have hosted the annual Thanksgiving Day contest since 1934, with last years game against Houston being the 73rd in the teams history. Chef Nader had a few special things planned as always on Thanksgiving. At his Chef's Table he featured a Thanksgiving station with all the fixings and they also served over 1,000 jumbo turkey legs throughout the stadium.

If you are heading down to Ford Field in the future don't just get stuffed at the tailgate, get down to the stadium early and check out some of the excellent food items available.

Detroit is all bad...
This is one of the funniest we've heard. Nothing is ever all bad. People, opportunities and situations are only bad when proper research and adequate time to investigate have not been given. It wouldn't be difficult to believe it with the way media portrays the city. Most things that make it to national headlines about the city are negative. It is true, Detroit has been hit hard during the economic crisis and one of the keys to reviving the city is rebuilding its infrastructure. Thus, the construction of major attractions like the Detroit International Riverwalk, a 102 million dollar development; Campus Martius Park; and the light rail transportation system. If the city was so terrible, organizations would not be investing hundreds of millions of dollars into an economy and city they felt wouldn't recover. They are making an investment into a city they believe will bounce back and once again be the home of major industries.

Don't believe the hype. With any large city there are good aspects and some not so good aspects. Investigate the matter further and do your due diligence to discover all the positive opportunities Detroit has to offer.
